The Conveyancing Process

Selling

Sale agreed via Agent and solicitors instructed.

We send you our terms of engagement and protocol forms for you to complete and return to us. You will need to verify your identity.

We use your completed protocol forms and title documents to issue the draft contract pack to your Buyer’s solicitor. You will also receive a copy of the Draft Contract to sign.

The Buyer’s solicitor applies for searches.

Buyer arranges their Survey and Mortgage Offer.

Buyer’s solicitor receives search results, checks the legal documents and raises additional enquiries and reports to Buyer.

We will contact you with any enquiries which we may require your assistance on.

Replies to enquiries are sent to Buyer’s solicitor. Buyer’s solicitor reports to Buyer on these and arranges for Buyer to sign the Contract.

Once all parties are signed up and ready to exchange, a completion date is agreed.

EXCHANGE
Contracts are exchanged, and the completion date is legally binding.

Transfer Deed is drafted by Buyer’s solicitor and sent to you to sign in time for completion.

We forward our Financial Statement to you once we receive redemption figures from your Lender and the Agent’s commission account.

COMPLETION
Buyer’s solicitor sends us funds on completion day. We ask the Agents to release keys to the Buyer and the property is now legally the Buyer’s. We redeem your mortgage, pay any disbursements and transfer sale proceeds to your account or onto your Seller’s solicitor.

Buying

Purchase agreed via Agent and solicitors instructed.

We send you our terms of engagement and protocol forms for you to complete and return to us. You will need to verify your identity.

We receive the Draft Contract pack from your Seller’s solicitor

We send you the Land Registry plan for your approval and request monies on account. Searches are then applied for.

You need to arrange your Survey and Mortgage Offer. We report to you on your Mortgage Offer once received from your Lender and send you the Mortgage Deed for signing.

Search results are returned. We report to you on all documents and raise additional enquiries with your Seller’s solicitor. You will receive the Contract, Land Transaction Return and Transfer for signing.

We receive replies to our enquiries from the Seller’s solicitor. We will report to you on these and ensure replies are satisfactory.

Once all parties are signed up and ready to exchange, a completion date is agreed.

EXCHANGE
Contracts are exchanged and the completion date is legally binding.

We forward our Financial Statement to you showing the amount needed from you to complete. You transfer the funds to us in good time for completion.

COMPLETION
We send funds to the Seller’s solicitor on completion day. Once received, the Seller’s solicitor releases keys to the Agents and the property is now legally yours. We pay any Land Tax and disbursements.

We submit the application for registration at the Land Registry to show you as the new owners. This can take up to two months.

We send you confirmation of registration and any original documents which we hold on file.
