Taking the stress out of your move

Specialist Services

With many years experience in property law, we do what we do best and SPECIALISE in residential conveyancing and property management.

We speak plain English, not jargon, so you can always be sure what is happening and what you need to know. We ensure communication between us and our clients is as comprehensive and convenient as possible. Easy communication is vital and we make it happen by:

  • Your property move being handled by a specialist conveyancing lawyer from start to finish
  • You speak to an individual, not a call centre.
  • We offer a "fixed fee" "no sale, no fee" service
  • Being accessible by telephone and/or email
  • Providing online progress reports and specific case notes 24/7
  • No meetings are necessary, although you are welcome to call into our office at any time.

NO TIME LOST... we make sure everyone who needs to know does know, so that there is no time lost in achieving results.

Buying

Whether you are a nervous first time buyer or experienced high worth or investment buyer we have heaps of experience in buying both leasehold and freehold properties ranging from additional pieces of garden to country estates. .

Selling

You may have a stand alone sale, or selling and buying a property. We will issue contract papers to your buyer's lawyer and deal with any enquiries, which may be raised. We will deal with the redemption of any existing mortgages and settle the estate agents fees on your behalf on completion.

Transfer of Equity

You may need to transfer your share in a property to a co-owner or a new owner following a separation, or for tax reasons. Such a transaction may involve the transfer of an existing mortgage, or be combined with taking out a new mortgage. Whatever the circumstances we can advise you on the most suitable solution.

Re-mortgage

If you are planning on re-mortgaging your home to release equity, or take advantage of better interest rate your lender will require you to employ a lawyer to deal with the legal work involved in discharging any existing mortgage and registering the new mortgage. We will work quickly to ensure the re-mortgage happens when you need it.

HIPS

Before marketing your property you must have a Home Information Pack (also known as the HIP). The HIP consists of a set of documents that provides the buyer with information about the property. It is a legal requirement to have one in place on the first day a property is marketed for sale. The seller is responsible for the cost of the HIP. We will happily provide a HIP for you.
